Parkside At The Galleria is a single-family home subdivision in Scottsdale, AZ, governed by a homeowners association (HOA). The HOA maintains common areas, enforces rules (including architectural review), and levies assessments on each lot. This document is the full set of CC&Rs binding on all lot owners.
- Residential use: All lots must be used for single-family residential purposes only. No business, trade, or nonresidential use is allowed on any lot.
- Animals & pets: Only reasonable numbers of common house or yard pets are allowed, kept as domestic pets. No animal may create a nuisance. Pets must be leashed (max 6 ft) when off the owner's lot. Owners must clean up after pets.
- Architectural review: Any exterior alteration, including color changes, additions, or new structures, requires prior written approval from the Architectural Committee. The committee must act within 60 days of a complete application. Changes to windows, HVAC, solar panels, and fuel tanks also need approval.
- Parking & vehicles: Vehicles must be parked in garages, carports, or driveways. Trucks, trailers, campers, boats, and similar vehicles may only park in designated common areas. Inoperable vehicles and extensive repairs on lots or streets are prohibited.
- Assessments & fees: Annual assessments start at $900 per lot (1985) and can increase with CPI or by a 2/3 member vote. Supplemental and special assessments require a 2/3 vote. Assessments are a lien on the lot if unpaid, with 12% annual interest. A working capital fund equal to two months' assessment is paid at closing.
- Antennas & utility lines: Outdoor antennas, satellite dishes, or signal devices require Architectural Committee approval. All utility lines must be buried or concealed.
- Signs: Only one small residential identification sign (80 sq in or less), one 'for sale' or 'for rent' sign (5 sq ft max), and signs required by legal proceedings are allowed.
- Common walls (attached homes): For lots sharing a common wall, both owners have equal use rights. Repair costs are shared unless damage is caused by one owner. Any modification requires written consent from the adjoining owner.
