La Reggia is a single-family home subdivision in Scottsdale, AZ governed by a homeowners' association (HOA). This declaration of covenants, conditions, and restrictions (CC&Rs) outlines the rules and obligations for all lot owners.
- Single-family residential use: Each lot must be used only as a single-family residence. 'Single Family' means persons related by blood, marriage, or adoption, or a group of up to four unrelated adults living as a household.
- Architectural review: Any exterior changes, including landscaping, fences, pools, or structural modifications, require prior approval from the Architectural Committee. Fences may not exceed 6 feet in height.
- Landscaping & yard maintenance: Grass is prohibited between the street and the dwelling's exterior wall. Landscaping in the public yard must be installed within 60 days of occupancy, and within 180 days for the private yard. Owners must maintain their yards in clean, attractive condition.
