What Pima Acres's governing documents say
This is an amendment to the Declaration of Covenants, Conditions & Restrictions (CC&Rs) for Pima Acres, a single-family home community in Scottsdale, AZ. It adds specific rules about construction, parking, pets, and other property use. The amendment applies to all lot owners in the association.
- Construction deadlines & limits: Primary residence and guest house construction must be completed within 24 months of groundbreaking, extendable only by board approval. Only one primary residence and one guest house per parcel; adjacent parcels cannot be combined.
- Construction & contractor rules: Construction activity allowed only between 30 minutes after sunrise and 30 minutes before sunset. Removable metal dumpsters are required; dumping, burying, or burning trash is prohibited. Materials and tools must be at least 30 feet from street and adjacent property lines. Streets and adjacent lots may not be used as staging areas.
- Mechanical equipment screening: All exterior mechanical equipment (HVAC, pool filters, etc.) must be completely screened from view with walls matching the primary residence's exterior color and finish. Roof-mounted appliances must be enclosed in a parapet that matches the residence and does not exceed height limits.
- Parking & vehicle restrictions: Trucks (except pickup trucks), mobile homes, trailers, campers, construction equipment, ATVs, non-operational vehicles, and parts may not be parked overnight in front of or adjacent to any lot. They must be stored in a garage or fenced rear yard, screened from view. Vehicle repair must be in an enclosed location not visible from streets or neighbors.
- Antennas & satellite dishes: Traditional TV/radio antennas should be installed in the attic or rear yard; if signal quality is poor, may be placed on the home in the least visible location. DBS dishes must be under 1 meter, preferably ground-mounted in rear yard; if not feasible, may be placed on the home in the least visible location and painted to match the house.
- Pets: Only domestic dogs, cats, or common household pets allowed; no livestock, birds, or poultry. Pets must be kept in a fenced yard or on a leash; not allowed to roam free. Pet waste must be cleaned up from others' property and streets. Pet housing structures must not be visible from adjacent properties or streets.
- Trash & recycling containers: City of Scottsdale refuse and recycling containers must be removed from curbside and screened from view on non-collection days, except the evening before collection. Containers must be removed within 24 hours of collection.
- Reasonable accommodations for disabilities: The Board will make reasonable accommodations for persons with disabilities, which may require exceptions to the governing documents, but such accommodations are not a waiver of other restrictions.
