Village at Grayhawk Condominiums is a fee-simple condominium community in Scottsdale, AZ — you own your unit and an undivided interest in common elements. The association maintains the building exteriors, common areas, and amenities; you maintain your unit's interior and certain limited common elements like patios. This declaration establishes the rules, assessments, and rights for all unit owners.
- What you own & maintain: You own the interior of your unit (air space, interior surfaces, fixtures). You must maintain interior walls, plumbing, electrical, appliances, windows, patio doors, HVAC, and garage door opener. The association maintains the exterior of buildings, roofs, common elements, landscaping, pool, and utility lines.
- Leasing & rentals: Leases must be in writing and for a minimum of 30 days (no short-term rentals). The lease must require the tenant to comply with the declaration, bylaws, and rules.
- Pets: No more than two household pets, each weighing no more than 15 pounds, allowed only with written board permission. Pets must be on a leash (≤6 feet) in common areas; owners must immediately remove droppings.
- Parking & vehicles: No trucks, trailers, campers, boats, or recreational vehicles may be parked on the project except for trucks with camper shells and minivans up to 205 inches long and 80 inches wide used for regular transportation. No inoperable vehicles. No parking on streets. The board may assign parking spaces and tow violating vehicles.

No commercial business, no noxious or offensive activity, no alterations to common elements or unit exterior without board approval. - Assessments & finances: Annual assessments are based on your unit's undivided interest in common elements. Monthly installments due by the 1st; 18% interest on late payments. Special assessments require a 51% vote of all unit owners. The association has a lien for unpaid assessments and may foreclose. A working capital fund and reserve fund are maintained.
- Board & governance: The association board manages common elements, adopts rules, enforces restrictions, and sets assessments. During the declarant period, the developer appoints the board; it turns over to owners after 4 years from ceasing sales or when 75% of units are conveyed.
