This is the Condominium Declaration for Venu at Grayhawk Condominium in Phoenix, AZ, governing the rights and responsibilities of unit owners. Owners own their individual units and share common elements, with the association maintaining common areas and enforcing rules.
- Residential use & home businesses: Units must be used only for residential purposes. A home business is allowed only if it is not detectable from outside the unit, complies with zoning, involves no customer visits, and does not create a nuisance.
- Leasing & rentals: Leases must be in writing for at least 90 days, and no unit may be leased more than four times in any 12-month period. Subleasing and assignments are prohibited. Owners must provide the association with a copy of the lease and tenant contact info at least 10 days before the lease begins.
- Pets: A reasonable number of dogs, cats, fish, or birds kept as domestic pets is allowed. The board determines what is reasonable and may ban breeds with a propensity to attack.
