Pinnacle Peak Reserve Homeowners Association in Scottsdale, AZ, is a standard single-family HOA. This document is the Design Review Committee's Request for Approval form, not the full CC&Rs. It governs exterior alterations and additions to your property, and is used by homeowners (you) to seek permission for projects.
- Architectural review: You must get prior written approval from the Design Review Committee for any exterior alteration or addition, including painting, windows, landscaping, garage doors, or front doors.
- Submission requirements: Submit a completed form with detailed drawings, a site plan, dimensions, materials, and color samples. For painting, include the paint's Light Reflectance Value (LRV) which must be lower than 40. For landscape projects, include a sketch with plant placement and names from the approved plant list. Also include a current photo of your home for painting, windows, landscape, garage door, or front door requests.
- Review timeline & completion deadline: The committee has 30 days after receiving a properly completed request to act. If no reply in 30 days, contact the management company. All approved work must be completed within 180 days of the written approval.
- Appeals: If your application is denied, you can appeal by sending a letter to the management company.
- No liability of committee: The committee's approval does not assume responsibility for engineering, design, or construction defects. The committee and its members are not liable for damage or loss from approval or disapproval, or from construction work.
- Permits & compliance: You must comply with all applicable City of Scottsdale, Maricopa County, and State of Arizona laws, and obtain all necessary permits. The association and committee assume no responsibility for safety or livability of construction.
- What this document doesn't cover: This form only covers the architectural review process. It does not contain rules about leasing, pets, parking, assessments, or other common HOA restrictions. Those would be in the full CC&Rs.
