Scottsdale Adobe Ranch Townhomes is a townhome community in Scottsdale, AZ, where you own your individual lot and the home on it. The association maintains common areas (including recreation area, private drives, and retention area) and certain landscaped portions of lots under an exclusive easement. The homes share party walls, and owners have shared maintenance responsibilities for those walls.
- What you own & maintain: You own your lot and home. You must maintain your lot (except portions under an exclusive association easement) in a neat, clean manner. The association maintains the common areas, including recreation areas, private drives, recreational vehicle storage, and retention areas.
- Party walls: Walls built on lot dividing lines are party walls. Repair costs are shared proportionally by owners who use the wall. If damage is caused by an owner's negligence, that owner bears the full cost.
- Assessments: Annual assessments up to $540 per lot (initially) may increase annually per CPI without vote, or above CPI with 2/3 vote. Special assessments for capital improvements also require 2/3 vote. Assessments are a lien on the lot, with 12% interest on late payments.
- Parking & vehicles: No overnight street parking. No trailers, trucks, commercial vehicles, motorhomes, boats, or boat trailers may be stored or repaired on any lot or street if visible from neighboring property, except for emergency repairs or approved construction.
- Architectural review: Prior written approval required for any building, fence, wall, or exterior alteration. Landscaping plans must be approved before occupancy; no more than 540 square feet of turf per lot. Landscaping must be substantially completed within 3 months of occupancy.
- Leasing & rentals: Owners may delegate use of common areas to tenants. No further rental restrictions are specified in this document.
