What Mirage Crossing Office Condominiums's governing documents say
Mirage Crossing Office Condominiums is a commercial office condominium in Phoenix, AZ — you own your office unit and a share of the common areas, with the association maintaining common elements and carrying master insurance. This document governs use, maintenance, and assessments for unit owners and their tenants.
- Use restrictions: Units must be used exclusively for office purposes consistent with SR zoning. No nuisance, no exterior speakers, no antennas or satellite dishes outdoors without board approval, and no signs visible from outside without prior written approval.
- Leasing & rentals: Leases must be in writing, subject to the condominium documents, and the unit owner must notify the association of lease start/end dates and occupant names. The owner remains responsible for tenant compliance.
- Parking & vehicles: No trucks (except pickups or SUVs), trailers, campers, boats, or inoperable vehicles may be parked on the property. Parking only in designated areas. The board may assign reserved parking spaces and charge for their use, and may tow violating vehicles at the owner's expense.
- Alterations & approvals: Non-structural interior alterations do not require board approval, but structural changes, excavations, or any exterior alteration (including window coverings) need prior written board approval. The board may charge a review fee and must act within 60 days.
- Assessments: Common expense assessments are set by the board annually, based on each unit's floor area. Special assessments require a two-thirds vote of unit owners. Delinquent assessments bear interest and create a lien on the unit, enforceable by foreclosure.
- Insurance: The association must carry property insurance on common elements and units (excluding owner improvements), general liability ($1M minimum), workers' comp, directors & officers coverage, and flood insurance if applicable. Each unit owner is an additional insured for common area liability.
- What this document doesn't cover: This document does not include pet restrictions, age restrictions, or affordable housing requirements. It is a commercial condominium declaration, so residential-style rules (e.g., noise limits, short-term rentals) are not addressed.
