It is not a full set of HOA rules but rather a recorded restriction that binds the owner of the golf course and clubhouse parcels (the Declarant) to certain uses, benefiting the homeowners association and homeowners. Residents should be aware that this document does not contain the community's everyday rules (like pet limits, leasing, or architectural standards) — those would be in a separate Declaration of Covenants, Conditions, and Restrictions (CC&Rs).
- Golf course use: The golf course (Parcel 4) must be used only for golf or, if infeasible, as manicured open space. If the owner fails to maintain it, the HOA can step in, get a lien, and foreclose.
- Clubhouse use: The clubhouse parcel can only be used for a first-class golf clubhouse matching specific architectural plans, with building height capped at 24 feet above as-built grade. All parking must be on-site.
