- What you own & maintain: You own your individual lot and structures; the Association maintains the common areas (roads, landscaping, etc.). The Association can enter your lot and perform maintenance within 30 days of written notice if you fail to do so, then bill you for all costs as part of your assessment.

- Appearance & cleanliness: No trash, debris, rubbish, or odors are permitted; no exterior speakers or horns allowed. Garbage must be in covered, approved containers and not visible except during collection; clotheslines and similar drying facilities cannot be visible from neighboring properties.
- Annual assessments & payment: Owners must pay annual assessments starting at a maximum of $240 per lot. Annual increases are limited to the Consumer Price Index without owner vote; larger increases require approval of at least two-thirds of voters. Delinquent assessments accrue 6% interest (or the higher FHA/VA rate) and become a lien; the Association can foreclose to collect.
