What Terravita Homeowners Association's governing documents say
Terravita is a standard single-family homeowners association (HOA) in Scottsdale, AZ, governed by a board and professionally managed. This guide summarizes key rules from the CC&Rs, Design Guidelines, and other documents, but does not replace them. It applies to all homeowners and tenants; Country Club membership is required for homeowners, while Golf Club membership is optional.
- What you own & maintain: Homeowners own their lot and home; the Association maintains common areas including streets, common fences/walls abutting common area (painted on an 8-year rotation), and Nature Trails. Shared fences/walls between lots are homeowner responsibility. Homeowners may not work on land outside their lot lines.
- Leasing & rentals: Short-term rentals require a minimum of 30 consecutive days. The entire home must be rented (casitas cannot be leased separately). Tenants must register with the Association for gate access and eGo tags expire at lease end.
- Architectural review: All exterior modifications (landscaping, structures, paint, lighting, etc.) require prior written approval from the Modifications Committee. Approved applications are valid for 120 days, and work must be completed within that period. The Approved and Prohibited Plant Lists and lighting restrictions are part of the Design Guidelines.
- Parking & vehicles: Overnight street parking requires a variance (4 per month per homeowner; blue hang tag from Security). No parking on streets between 1 AM and 5 AM without a tag. Commercial vehicles, RVs, boats, trailers must be stored in enclosed garages unless a variance is obtained. Vendor hours are Mon–Sat 7am–6pm; no work on Sundays or designated holidays.
- Pets: Dogs must be leashed; fecal matter must be disposed of; dogs must not create a nuisance. The guide does not specify a pet limit.
- Gate access & security: Terravita is a gated community. Homeowners use eGo tags; guests must be on a guest list accessed via gateaccess.net, app, or phone. Security staff manage gates and patrol but are not responsible for personal safety. The Association does not provide traditional security.
- Trash & storage: Trash bins (black) set out after 5pm Monday, removed by 10pm Tuesday. Recycle (pink) after 5pm Wednesday, removed by 10pm Thursday. Bulk pickup per City schedule. Storage pods and large trash bins allowed short-term on driveway only. No storage of debris or materials on street/sidewalk.
- Other key rules: Speed limit 25 mph enforced. Garage doors must be kept closed except when entering/exiting. NAOS (Natural Area Open Space) may not be altered or used for backwash/dumping. Pool backwashing must go through front yard clean-out. Vacation Watch program available via Security.
