This is a set of restrictive covenants for Scottsdale Heights, a single-family residential subdivision in Scottsdale, AZ. It governs lot use, home construction, and appearance, but does not create a homeowner association or impose fees. Enforcement is by individual property owners.
- Land use & building type: Lots are for residential use only. Homes must be site-built (no mobile, manufactured, or modular homes), single-level southwestern style with tile or flat/parapet roof, no taller than 24 feet, and at least 2,100 square feet of livable area with a three-car garage.
- Prohibited uses: No multifamily dwellings, boarding houses, hospitals, commercial breeding of animals, broadcasting towers, elevated tanks, or inoperable vehicles are allowed.
- Vehicle & equipment storage: Satellite dishes, storage tanks, horse trailers, boats, and recreational vehicles must be attractively screened from view. Small storage buildings are permitted if similarly screened.
- Enforcement: Any lot owner in the subdivision may sue to stop a violation or recover damages.
