- What you own & maintain: You own your lot and house; you maintain the house (interior and exterior), your lot's landscaping (except easement areas), perimeter fencing, and termite control. The association maintains common areas, natural and drainage easements, perimeter wall exteriors, streets, guard services, and shared facilities like the entrance and bell tower.
- Assessments & payment: Initial maximum annual assessment is $1,200 per lot, billed quarterly in advance. The board can increase assessments annually by the Consumer Price Index (CPI) without a vote. Increases beyond CPI require a 2/3 member vote.
