- Residential use & home businesses: Lots may only be used for single-family residential purposes. Home businesses are allowed if they are not detectable from outside, comply with zoning, involve no customer visits or solicitation, and are approved by the Architectural Committee.

- Maintenance & landscaping: Owners must install front-yard landscaping within 3 months of ownership and back-yard landscaping within 6 months, per approved plans and xeriscape principles. Lawns must be mowed, bushes trimmed, and dead plants removed. The association may step in at owner expense if deadlines are missed.
- Signs and nuisances: Signs are limited to one residential identification sign (9x30 inches) and those required by law or approved by the committee. Noxious or offensive activities, loud noises, and debris are prohibited. No reflective window materials.
