Troon Canyon Estates is a single-family home HOA in Scottsdale, Arizona. You own your lot and house, and the association maintains certain common areas and enforces architectural and use restrictions. This document is the full Declaration of Covenants, Conditions and Restrictions (CC&Rs) that applies to all homeowners.
- What you own & maintain: You own your lot and all improvements on it. You must maintain your lot, house, landscaping, and any portion of common area between your lot and the curb. The association maintains designated 'Areas of Association Responsibility' (common areas, certain easements). Boundary walls between lots are shared maintenance.
- Architectural review: Any exterior improvement visible from neighboring property, including excavation, grading, construction, color changes, fences, and landscaping, must be approved in writing by the Architectural Committee before starting. The committee has 60 days to decide; otherwise, approval is deemed granted. Fines and removal may apply for violations.
- Parking & vehicles: No motor vehicle may be parked on a lot, common area, or street without approval, except: operable vehicles may park in the driveway if they are under 7 ft tall and 20 ft long (no commercial signs), and can be stored only in a garage. Street parking is limited to 24 consecutive hours. Inoperable or oversize vehicles must not be visible. Towing enforced.
- Pets: Maximum of 3 dogs, 3 cats, or a combined total of 4 dogs and cats on a lot. Pets must be confined to the lot; dogs outside must be on a leash no longer than 6 ft. No unreasonable noise or nuisance; the board may remove problem animals. No outdoor pet structures visible from neighboring property.
- Leasing & rentals: You may lease your entire lot and improvements (no partial unit leasing). Leasing is not considered a business activity. No minimum lease term is stated; however, all lease terms must comply with the declaration.
- Use restrictions & businesses: All lots must be used exclusively for residential purposes. A home-based business is allowed only if not detectable from outside, conforms to zoning, involves no door-to-door solicitation or frequent visitors, and is not a nuisance. No temporary occupancy, no antennas without approval, no clotheslines visible from neighboring property.
- Assessments & fees: Annual assessments start at $600 per lot, adjustable annually by up to 10% or CPI increase without member vote. Special assessments require majority approval. A transfer fee is charged to new owners (amount set by board). Delinquent assessments become a lien on the lot.
