Troon Ridge is a master-planned community in Scottsdale, AZ, governed by a master homeowners association (Troon Ridge Community Association). This Declaration establishes the rules for all lots and parcels within the community, including single-family homes, condominium parcels, and subsidiary neighborhoods. Living here means complying with architectural controls, use restrictions, and paying assessments to maintain common areas.
- Architectural review: No exterior alterations, improvements, or landscaping that changes the exterior appearance are allowed without prior written approval from the Architectural Committee. This includes buildings, fences, colors, grading, and changes to approved plans.
- Animals: Only a reasonable number of generally recognized house or yard pets are allowed, kept as domestic pets and not for commercial purposes. Pets must not create unreasonable noise or nuisance, and structures for pets must not be visible from neighboring property.
- Leasing & rentals: A whole Lot (with improvements) may be rented only to a Single Family (a group related by blood/marriage/adoption or up to three unrelated individuals). No portion less than the entire Lot may be rented.
- Parking & vehicles: On-street parking is restricted. Vehicles must be parked in garages, carports, or residential driveways. No vehicles exceeding 3/4-ton, mobile homes, trailers, campers, boats, or inoperable vehicles may be parked visible from neighboring property, common areas, or streets.
- Assessments: The Association levies Annual Assessments, Special Assessments, and Parcel Assessments to fund common expenses, maintenance, and reserves. Assessments are secured by a lien on the property. Maximum Annual Assessment is determined per fiscal year; increases may require member approval.
