- What you own & maintain: You own your lot and are responsible for all maintenance and improvements. You must keep your lot free of debris and weeds, trimmed to 2 inches within 25 feet of structures to prevent fire hazards.
- Regular assessments & late fees: All lot owners pay equal quarterly assessments for common expenses. Late payments incur a 25% penalty plus compound interest of at least 18% annually if not paid within 30 days.
- Architectural & design review: All plans and improvements require Design Review Committee approval. The review fee is $1,500 or higher. Building height is capped at 19 feet, with up to one-third of enclosed living area allowed to reach 26 feet; chimneys may reach 29 feet.
