Sonoran Highlands Phase II (and Phase I) is a standard single-family homeowners association in Scottsdale, AZ. The documents provided are partial: they include an amendment to the declaration and some general provisions, but not the full set of community rules.
- Height restrictions (specific lots): For Lots 1–5, 15, and 16 in Phase I, structures cannot exceed 17 feet, except up to one-third of the enclosed living area may reach 19 feet. One chimney per lot may be up to 22 feet. These height limits can only be changed with written approval of 100% of all Phase I lot owners.
- Amendment process: Amendments to the declaration generally require approval by 51% of all members after board approval. Until the declarant's Class B membership terminates, the declarant may amend unilaterally (with some exceptions) without owner or board vote.
