- Design guidelines for structures: Specific rules apply to awnings, basketball goals (pole-mounted only, neutral colors, no metal nets, no portable goals), flagpoles (max 12 ft), fences/walls (must match existing, party-wall height changes need neighbor approval), storage sheds (rear yard only, max 7 ft setback, not visible above block wall), play structures (rear yard only, max 10 ft height, 5 ft from wall), and ramadas/gazebos (max 150 sq ft, 10 ft height, 5 ft from wall).
- Landscaping requirements: Landscaping must be maintained and meet minimum plant requirements: 2 trees (15 gal), 5 shrubs (5 gal). No reflective materials on windows; only earth-tone rocks allowed; river rock limited to 10% of front yard. - Pets: Residents may keep a reasonable number of house pets; no commercial breeding. Dogs must be leashed on association property, and owners must clean up after pets. Animals must not create excessive noise or nuisance.
- Vehicles and parking: No RVs, boats, trailers, or similar vehicles may be parked visible from streets or neighboring property. Standard passenger vehicles (under 7 ft height, 18 ft length) are allowed. Parking is limited to garages, driveways, or designated areas; on-street overnight parking restricted to 48 hours per 7-day period. Inoperable vehicles and major repairs are prohibited in visible areas.
- Flags and decorations: Temporary holiday decorations allowed Thanksgiving through Jan 15; seasonal flags must be removed within 10 days after the holiday and kept in good condition. House-mounted seasonal flags below the roofline do not require approval. Flags must not be offensive.
- Trash and storage: Trash must be kept in covered containers stored out of sight except on collection days. No machinery or equipment (including clotheslines) may be visible without screening. Oil collection items must be removed when not in use.
