Woodward Place Condominiums is a small condominium community in Sun City West, AZ, consisting of only 2 units. You own your individual unit (including an attached garage) and share undivided 50% interest in common elements with the other unit owner. The association maintains the building exteriors, roofs, parking areas, landscaping, and recreational amenities (if any). Each unit has exclusive use of its patio/balcony, laundry area in the covered parking, and a covered parking space.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings, finished surfaces) and the garage. You are responsible for maintaining your unit and certain limited common elements: patio/balcony painting, garage door, windows, doors, and the HVAC/water heater. The association maintains all common elements (structure, roofs, parking, landscaping, etc.).
- Pets: House pets allowed, but no pet may exceed 20 pounds unless it aids a handicapped resident. Maximum of 2 dogs, 2 cats, or 1 dog and 1 cat per unit. Pets must be leashed (6 ft max) outside and cleaned up after. No pet structures visible from outside. The board may further restrict size and number.
- Leasing & rentals: You may lease your entire unit (not less than the whole unit). Leases must be in writing and subject to the governing documents. You must notify the association of lease start/end dates and occupant names. The garage or parking space cannot be leased separately.
- Parking & vehicles: Commercial vehicles (trucks, RVs, boats, trailers) may only be parked inside your garage. Family vehicles (cars, small pickups, SUVs, motorcycles) may park in the garage or driveway. Parking is first in your garage, then driveway, then unassigned common spaces. No inoperable vehicles or major repairs outside the garage.
- Assessments: Each unit pays 50% of common expenses. The maximum annual assessment was $3,000 per unit initially (as of 2018), with automatic annual increases of either 10% or the CPI increase, whichever is greater. Higher increases require a 2/3 vote. Special assessments also require 2/3 vote. Delinquent assessments bear 18% interest and late fees.
- Use restrictions: Units are for single-family residential use only. Home businesses are allowed only if not detectable from outside, no customer visits, and no more than one non-resident employee. No signs visible from outside (except authorized by board). No clotheslines, no temporary structures for residence, and no nuisance activities.
- Structural alterations: Nonstructural interior alterations do not need board approval, but any structural change requires prior board approval and a licensed engineer's certification. Any exterior change (including window coverings, paint, or additions) needs board approval to ensure aesthetic harmony.
