What Willowalk's governing documents say
Willowalk is a condominium in Phoenix, AZ — you own your unit and share the building's common elements, which the association maintains. These rules apply to all unit owners, occupants, and their guests. Key restrictions include residential use with limited home business, specific pet limits, minimum 90-day leases, and assigned parking with vehicle restrictions.
- Residential use & home business: Units must be used as a single-family residence. Home businesses are allowed only if not visible or detectable from outside, involve no more than one non-resident employee, and don't increase traffic or parking congestion. Commercial units (if created) may be used for office or retail, but not for manufacturing or massage parlors.
- Pets: No more than two pets per residential unit (either one dog and one cat, or two dogs, or two cats). Dogs must not exceed 40 pounds unless the board grants a variance. Pets must be leashed (max 6 feet) outside the unit, and owners must clean up droppings immediately.
- Leasing: Leases must be in writing for at least 90 consecutive days. The lease must state it is subject to the condominium documents. Unit owners must notify the association of the lease dates and occupant names.
- Parking & vehicles: Each unit is assigned one or two covered/underground parking spaces. Commercial vehicles (e.g., trucks over 3/4 ton, RVs, boats, trailers) are generally prohibited except for loading/unloading. Family vehicles (cars, pickups under 3/4 ton and under 7 ft height, SUVs, motorcycles) are allowed. No vehicle repairs or storage of inoperable vehicles. Height limits apply in underground parking.
- Alterations & improvements: Structural modifications or any change visible from outside require prior written board approval. Non-structural interior changes that don't affect mechanical systems may not need approval but owner is liable for damage. Board may charge a review fee. Combining adjoining units is allowed with approval.
- Signs & window coverings: No exterior signs except a small name/address sign (max 6x12 inches) on the unit door, and signs required by law or approved by the board. Window coverings visible from outside must be approved. Ground-floor units have additional restrictions. No reflective materials on windows.
