Delwood Condominiums is an age-restricted (55+) condominium community in Sun City, AZ. You own your individual unit and share common areas; the association manages maintenance of common elements and enforces rules. These By-laws, Rules and Regulations govern unit owners and occupants.
- Age restriction (55+): All owners, occupants, and tenants must be at least 55 years of age, except the spouse of an owner. No unit may be occupied by anyone under 55 other than a spouse.
- Pets: A limit of two (2) pets per unit, each not to exceed 20 pounds at maturity. Dogs and cats must be confined to the unit except when on a leash; walking pets in common areas is prohibited.
- Leasing & rentals: Units may be sold, leased, or subleased only under conditions set forth in Paragraph 19 of the Deed Restrictions (not included here). The document does not specify a minimum lease term.
- What you own & maintain: Unit owners are responsible for interior maintenance (plumbing, electrical, appliances, HVAC, roof, windows, doors, etc.) and for any interior alterations affecting structural safety. Exterior additions or alterations require prior board approval.
- Architectural review: Any exterior additions or alterations (including painting fences, walls, patios, planting trees) must have written plans submitted to and approved by the Board of Management. The owner is responsible for utility line changes and damage from such work.
- Parking & vehicles: Parking in common areas is prohibited. Vehicles other than passenger cars or pickups may not be parked in an owner's parking space for more than 72 hours.
- Assessments & fees: A monthly exterior maintenance fee is due on the first of each month (amount set by Board). Late payments after the 20th may incur a late charge. The association pays for water, sewer, trash, pest control, and lawn sprinkler electricity.
- Quorum & voting: Quorum at member meetings is 9 units. Major capital improvements costing $1,000 or more and amendments require the affirmative vote of 9 unit owners present in person or by ballot.
