The rules apply to homeowners and cover residential use, building standards, setbacks, and an optional homeowners' association. - Use restrictions: Each lot is for residential use only, with no more than one residence per lot. No noxious or offensive activities are allowed.
- Building standards: All houses must be new construction (not moved from elsewhere) with at least 1,000 square feet of livable area. Setbacks require at least 10 feet from front, 30 feet from side, 20 feet from street side, and 40 feet from rear property lines.
- Temporary structures: No trailer, tent, shack, garage, barn, or other outbuilding may be used as a residence, either temporarily or permanently.
- Signs: Only one professional sign (max 1 sq ft), one property sale/rent sign (max 5 sq ft), or builder signs during construction are allowed.
- Nuisances & maintenance: No dumping of rubbish, trash, or waste. No junked or abandoned cars. Swine are prohibited. The association may enter vacant lots to clean, weed, or burn.
- Easements: Easements for utilities and drainage are reserved as shown on the plat. Owners must maintain the easement area, except for public or utility responsibility.
- Association membership: Each lot owner agrees to join any mutual improvement and maintenance association organized among owners. The association may make and collect charges that become a lien on vacant lots.
- Term & amendments: These restrictions run for 20 years from March 1971, automatically renewing for successive 10-year periods, unless a majority of lot owners agrees to change them.
