- What you own & maintain: You own your individual lot and home; you are responsible for maintaining landscaping, yard, driveway, and fencing. The Paradise West Estates Committee oversees design, construction, and material standards for any structure on your lot.
- Building & site standards: Homes must have at least 2,200 sq ft of ground-level liveable space. Exteriors must be brick, colored block, or colored stucco; roofs must be mission tile, clay tile, or concrete tile (flat roofing not allowed). Garages must be fully enclosed with doors (no open carports). Construction must be completed within 6 months of start. Driveways must be concrete or brick, completed within 60 days of occupancy.
- Design & architectural review: All structures require written Committee approval of design, location, and materials before construction begins. Standard approval takes up to 30 days (automatic if no decision reached); Courtland Homes developments get 10-day expedited approval. No two identical floor plans can be built on adjacent lots; roof tile and exterior paint colors must differ on adjacent properties.
- Yards, fencing & landscaping: Six-foot block fencing is mandatory on rear and side lot lines (to the rear corner of home), completed within 90 days of final construction. Landscaping of front and visible sides must be completed within 6 months of construction. Equipment, boats, trucks, and old cars must be stored in garages or screened in rear yards; nothing can be left on the street or visible from neighboring properties.
- Pets: Only dogs and cats are allowed as household pets; no livestock is permitted.
- Use restrictions: Lots are for residential use only—no business, commercial, or Model Home operations are allowed. Trash and garbage must be in closed containers; burning is prohibited. Vacant lots must be kept clean and free of weeds and debris.
- Antennas, satellite dishes & outdoor sheds: No rooftop antennas are allowed. Satellite dishes, metal sheds, and plastic sheds must be placed at ground level in the rear yard and must not be visible above the surrounding block wall.
- Committee governance & enforcement: The Paradise West Estates Committee (5 members, initially developer-appointed, later elected by lot owners) interprets and enforces restrictions. Any lot owner can enforce restrictions through court action; successful enforcement may result in injunctive relief or attorney's fees awarded against the violating party. Restrictions auto-extend in 10-year periods unless a majority of lot owners votes to change them during the 60-day window before each renewal.
