Paseo Verde Estates is a single-family home subdivision in Peoria, AZ, subject to recorded deed restrictions that run with the land for 30 years (auto-renewing). These covenants bind all lot owners and cover how property can be used, maintained, and improved.
- Land use & building type: Lots are for single-family detached dwellings only, max two stories. No business, trade, hospital, or sanitarium use is allowed. Temporary contractor offices may be used during construction but must be removed upon completion.
- Architectural review: All construction, alterations, or additions require prior written approval from an Architectural Control Committee. Plans are reviewed for quality, harmony, and location. The committee must act within 30 days or approval is deemed given.
- Minimum home size: The dwelling's floor area (excluding porches, garages, carports, patios) must be at least 1,200 square feet.
- Fences: Rear and side lot line fences cannot exceed 6 feet in height. Fences within the front setback area cannot exceed 3 feet. All fence designs require municipal approval.
- Signs: Only one sign per lot, not exceeding 6 square feet, advertising the property for sale or rent. Developer signs are allowed during development.
- Pets: Dogs, cats, or other household pets may be kept, but not for commercial breeding or maintenance. Livestock and poultry are prohibited.
- Parking & vehicles: Abandoned or inoperable vehicles must not be visible from other lots or streets. Boats, campers, trailers, and recreational vehicles must be stored in the garage or rear yard. No regular street parking of owner vehicles is allowed.
- Landscaping & maintenance: Front and side yards (corner lots) must be landscaped within 90 days of occupancy or close of escrow, including at least one 24-inch box tree or two 15-gallon trees. All yards must be kept free of weeds and debris. Rear yards must be kept clear.
