You own your individual apartment unit plus an undivided interest in the building's common elements, along with exclusive rights to two assigned carports, a storage area, and a patio or balcony. The association maintains the shared structure and grounds, funded by regular assessments per unit.
- What you own & maintain: You own the interior surfaces (walls, floors, ceilings) of your apartment, including fixtures. The association maintains the exterior walls, roofs, common areas, carports, storage, and structural components. You are responsible for day-to-day door and window maintenance, and all interior repairs.
- Leasing & rentals: Leasing for transient or hotel purposes is prohibited. You may lease your entire unit (no partial leases). No minimum lease term is stated, but the ban on transient use effectively prohibits short-term rentals.
- Pets: Dogs, cats, and other household pets are allowed in reasonable numbers, subject to any applicable rules. No commercial breeding or keeping of animals that unreasonably interfere with other residents.
- Signs & business use: Only one name sign and one 'For Rent' or 'For Sale' sign (each max 5 sq ft) are allowed. No commercial business activity may be conducted in any unit or on common elements.

Special assessments require a 2/3 vote. Unpaid assessments bear 15% interest and become a lien on the unit.
