The association maintains common areas and sets rules for use, leasing, pets, parking, and alterations. This document is the full rulebook for unit owners, tenants, and occupants.
- Leasing & rentals: Residential units may be leased for an initial term of at least 6 months; no subleasing or assignment allowed. No more than 44 residential units may be leased at any one time. Owners must notify the association and obtain written confirmation before leasing.
- Pets: Only dogs and cats are permitted as household pets, with a maximum of two per unit. Pets must be leashed on common elements and waste must be removed immediately. Breeds deemed aggressive by the board may be prohibited.

Commercial units may be used for retail/commercial uses. No nuisances, offensive activity, or hazardous materials are permitted.
- Alterations & improvements: Prior written approval from the board is required for any changes to common elements or any addition/alteration visible from outside the building. Structural changes or those affecting mechanical systems also require approval, and a licensed contractor must perform work. Security deposits and review fees may apply.
- Balconies & window coverings: Furniture and plants on balconies must be neutral-colored and approved by the board. No items may extend above the railing. No grills, hot tubs, or astro turf. Window coverings must be harmonious with the building's exterior and approved; reflective materials are prohibited.
- Signs & antennas: No exterior signs are allowed without board approval, including 'For Sale' or 'For Rent' signs. Antennas and satellite dishes must comply with FCC rules and be placed in the least visible location; they cannot extend above balcony railings.
- Other restrictions: No timesharing, no water beds or aquariums over 30 gallons, no exterior speakers, and no machinery or equipment beyond usual household items. Trash must be disposed of in designated containers.
