Farmer Goodwin Townhomes is a townhome community in Phoenix, AZ where each unit is on its own lot with party walls. This Declaration of Covenants, Conditions and Restrictions (CC&Rs) establishes the rules for owners, residents, and tenants. It covers use restrictions, maintenance responsibilities, assessments, and leasing rules.
- Leasing & rentals: Leases must be in writing for a term of at least 30 days. Owners must provide the association with the lessee's name and contact info before the lease begins. The lease must include a provision that the tenant is bound by the declaration and other project documents.

Owners maintain their lots, residential units, interior fixtures, landscaping, and any non-boundary walls on their lot. Boundary walls between lots are shared equally between adjoining owners.
