Park Centre Casitas is a condominium community in Tempe, AZ — you own your individual unit (one of 30, expandable to up to 168) and an undivided 1/30 interest in the common elements. The Association maintains the common areas and exterior of buildings, and all unit owners are bound by these covenants, conditions, and restrictions.
- Use restrictions: Units are for single‑family residential use only. No business, professional office, or gainful occupation is permitted inside a unit (except personal business correspondence). No temporary structures, trailers, or incomplete buildings may be used as residences. Time‑share ownership or occupancy is prohibited, and no unit may be further subdivided.
- Leasing & rentals: Units may not be leased for less than 30 days. An owner must lease the entire unit (not part of it) and must provide the Association with the lease start and end dates and names of all occupants. All leases must state they are subject to the condominium documents.
- Pets: Only a ‘reasonable number’ of house pets are allowed, kept solely as domestic pets and not for commercial purposes. Dogs must be leashed (≤6 ft) when outside the unit or its restricted common elements. Owners must immediately remove pet droppings from common areas. The Board may decide what is reasonable or a nuisance upon request.
- Parking & vehicles: No trucks, trailers, campers, boats, mobile homes, or similar vehicles may be parked or stored on the condominium (except for emergency repairs or during construction of approved improvements). Inoperable vehicles are prohibited. No vehicle may be repaired so as to be visible from neighboring property. Parking on streets within the project is not allowed. Unassigned parking spaces are available for use by owners, families, guests, and tenants.
- Signs: No signs — including ‘For Sale’ or ‘For Rent’ signs — are permitted on the exterior of any unit or building without written approval from the Architectural Committee, except a name/address sign no larger than 9 x 30 inches.
- Assessments: The Association levies annual, special, and supplemental assessments against each unit. Each unit’s fractional interest is 1/30 (adjusted if additional property is annexed). Assessments are used for common expenses and reserves. Nonpayment creates a lien, and the Association may suspend voting rights of an owner during any period an assessment is unpaid.
- Maintenance responsibilities: The Association maintains all general common elements (buildings, landscaping, roads, parking, utilities except outlets within units). Each owner maintains the interior of their unit, including doors, windows, heating/cooling systems, appliances, and finishes. Owners are also responsible for maintenance of their restricted common elements (patios, balconies, garages, stairways, etc.).
