- What you own & maintain: You own your townhouse unit and patio; the association owns and maintains the common elements including streets, recreational facilities, parking areas, and landscaping. You are responsible for your unit's interior; the association maintains exteriors, roofs, and common areas.
- Assessments & charges: You pay monthly assessments (one-24th of total annual costs) for common expenses including maintenance, landscaping, insurance, and reserves. The initial maximum annual assessment is $180 per unit; thereafter it increases annually with the Consumer Price Index. Assessments unpaid within 20 days accrue 8% annual interest and become a lien on your property.
- Leasing your unit: You may rent your entire townhouse to a single family only—partial rentals and short-term vacation rentals are prohibited.
- Pets: Commonly accepted household pets are allowed, provided they are not kept for commercial purposes.
- Architectural changes: Any improvement or modification requires written association approval; the association can deny for aesthetic or other reasons. You cannot increase your unit's square footage beyond the original. Approval is assumed if the association doesn't respond within 30 days of submission.
- Party walls: If damage to a shared wall results from your act, you pay entirely; if from other causes, you and your neighbor share costs equally. You cannot modify a party wall without your neighbor's written consent. Disputes are resolved by arbitration.
- Vehicles: Trucks, buses, trailers, boats, campers, and similar vehicles are prohibited without prior written association approval each year.
- Use restrictions: Units are for single-family residential use only. No business, commercial, professional, or institutional use is permitted. Temporary structures (trailers, shacks, garages, barns, outbuildings) are prohibited.
