It is not for residential use — the property is designated for professional offices and similar commercial purposes.
- Permitted uses: Units 1–7 are for professional offices, business buildings, and similar uses approved by the Board. No noxious or offensive activities are allowed.
- Architectural approval: All exterior improvements, landscaping, and signs require prior written Board approval. Plans must show site layout, elevations, materials, colors, signs, landscaping, grading, utilities, and number of employees. The Board has 30 days to act.
- Assessments: Unit owners pay assessments on a pro rata square footage basis. The initial maximum annual assessment is $4,000 per unit, with annual increases up to 10% by majority vote; larger increases require 65% of owners. Delinquent assessments bear 18% interest and become a lien.
- Parking & vehicles: No inoperable or under-repair vehicles may be parked on the property. Boats, RVs, and vehicles larger than a 3/4-ton pickup cannot be parked overnight.
- Animals: No animals (including guard dogs) are allowed unless specifically permitted by the Board. Any permitted animal must be kept clean and not allowed to wander.
- Leasing & rentals: Owners may lease units, but cannot lease to an architect, draftsman, or design firm if another architectural firm already has its principal office in the complex without that firm's written consent.
- Signs: No signs or billboards may be installed except for approved directory displays or display signs approved by the Board.
- Common areas & maintenance: The Association maintains all common areas (landscaping, parking, paved areas) and may contract for maintenance. Costs are assessed pro rata. Owners have an easement to use common areas, and the Association maintains master insurance on the property.
