Tempe Royal Estates Unit #7 is a standard single-family home subdivision in Tempe, AZ. Homeowners are automatically members of the homeowners association, which maintains common areas and enforces rules. The declaration governs land use, architectural control, maintenance, and assessments for all 40 lots.
- Architectural review: No building, fence, wall, or other structure may be erected or altered without prior written approval from the Architectural Committee. Plans must be submitted; if no response within 30 days, approval is deemed given. Exterior color changes and grade changes also require approval.
- Land use & building type: Each lot may have only one detached single-family dwelling not exceeding two stories. Minimum floor area is 1,200 square feet (excluding porches, garages, patios). No business, trade, or manufacturing is allowed.
- Animals: Dogs, cats, and other household pets may be kept but not bred for commercial purposes. The board can decide if the number or type of pets is reasonable.
- Parking & vehicles: Vehicles must be parked in garages, carports, or driveways. No inoperable vehicles may be stored. Trucks over 3/4-ton, trailers, campers, and boats may not be visible from neighboring property or common areas, except some smaller pickups and mini-motor homes under 7 feet tall and 18 feet long.
- Leasing & rentals: A dwelling unit may be leased only to a single-family tenant, subject to all other provisions and association rules.
- Fences & walls: Fences and walls require architectural approval. Front-yard fences may not exceed 3 feet in height; side and rear fences up to 6 feet (except along north/west boundaries up to 8 feet). Party walls and fences have shared maintenance obligations.
- Assessments: The board sets annual assessments uniformly per lot. Special assessments require 2/3 member vote. Assessments are a continuing lien on the lot and personal obligation of the owner when due. Delinquent assessments bear interest at the default rate plus $10 late fee.
- Signs: No signs visible from neighboring property except: one 6-square-foot for-sale or for-rent sign, signs required by legal proceedings, and builder signs approved by the association.
