What The Place on Jentilly, a Condominium's governing documents say
The Place On Jentilly is a 33-unit condominium community in Tempe, AZ — you own your individual unit and share ownership of common elements (building structure, grounds) with other unit owners. The association maintains common areas and insurance, and you pay monthly assessments for that. This declaration governs what you can and cannot do as a resident or owner.
- Use & occupancy: Units are for residential use only by a 'Single Family' — defined as one or more related persons, or up to four unrelated persons living together. Limited home businesses are allowed if they are not visible, noisy, or disruptive from outside. Leasing is not considered a business.
- Leasing & rentals: You may lease your entire unit (not part of it) for a minimum initial term of 6 months. After that, renewals can be as short as 30 days. All leases must be in writing, incorporate the condominium documents, and you must notify the association of the lease start/end dates and tenant names.
- Pets: You may keep a 'reasonable number' of common household pets (dogs, cats, etc.) inside your unit or on your balcony/patio, but not for commercial breeding. Dogs must be leashed outside your unit. No structures for pets visible from outside. The board may deem a pet a nuisance if it causes excessive noise, odor, or disturbance.
- Parking & vehicles: Each unit includes a 2-car garage (part of the unit) for parking and storage. No trucks, trailers, boats, RVs, or inoperable vehicles may be parked on the property except inside a garage. Parking on common areas is for temporary visitor parking only. No vehicle repairs outside garages.
- Alterations & appearance: Non-structural interior changes inside your unit do not need board approval, but anything visible from outside (window coverings, balcony furniture, antennas, satellite dishes, signs) requires prior written approval. No structural changes without board and engineer approval. Balconies must be kept neat, no draping towels, no grills except electric.
- Assessments & fees: Common expenses (including water, sewer, trash, maintenance, insurance) are split equally among all 33 units. The board sets the annual budget and monthly assessment. Special assessments (e.g., for capital improvements) require approval by 67% of unit owners. Late payments incur charges and can lead to a lien on your unit.
- What you own & maintain: You own your unit's interior (walls, floors, ceiling finishes) and your garage, balcony/deck, and any exclusive-use limited common elements. You must maintain these at your own expense. The association maintains all common elements (building exterior, roofs, hallways, landscaping) and carries master insurance. You are responsible for damage caused by your negligence.
