- What you own & maintain: You own the interior surfaces of your unit (finished walls, floors, ceilings) and are responsible for repairs inside, including utility meters and air conditioning units. - Assessments: Common expense assessments are based on each unit's square footage as shown on the plat. The annual budget is set by the board, and assessments cannot increase more than 110% of the prior year's amount (or the average of the last 6 years) without member approval. Reserve funding begins after the period of declarant control ends.
