Sienna Vista is a single-family home HOA community in Tolleson, AZ. These Covenants, Conditions, and Restrictions (CC&Rs) bind all current and future property owners. The association maintains common areas and enforces rules to protect property values and quality of life.
- Residential use & home businesses: Lots must be used exclusively for single-family residential purposes. Home businesses are allowed only if not detectable from outside, involve no client visits (except mail/parcel delivery), and comply with all other rules. Leasing an entire residence is not considered a business.
- Pets: Only a reasonable number of common household pets are allowed, kept as domestic pets not for commercial purposes. Pets must not be a nuisance, must be leashed (max 6 feet) when off the owner's lot, and owners must immediately remove droppings from other property or common areas.
- Leasing & rentals: Leases must be in writing, cover the entire residence and lot, and have a minimum term of 30 days. Owners must notify the board of the lease and provide tenant name, lease dates, and owner's current address.
- Parking & vehicles: No vehicles over 1 ton, mobile homes, RVs, boats, or trailers may be parked visible from neighboring property, common areas, or streets unless screened with approval. Only operating vehicles may be parked in driveways; non-operating vehicles are prohibited unless repairs are imminent. Pickup trucks under 1 ton with camper shells under 7 feet are exempt.
- Architectural review & exterior changes: Any exterior alteration (including paint, additions, sheds, landscaping, fencing, solar panels, basketball goals) requires prior written approval from the Architectural Committee. Applications are deemed approved if no decision within 60 days. The committee may charge a processing fee and has broad discretion.
- Assessments & fees: Annual assessments are set by the board; the initial maximum was $492 per lot. Increases over 20% from the prior year require a 67% vote of members present (with 25% quorum). A working capital fee equal to 1/6 of the current annual assessment is due from each new purchaser. A transfer fee also applies. Delinquent assessments become a lien and may be foreclosed.
- Landscaping & maintenance: Front yard landscaping must be completed within 90 days of closing (180 for rear yard) and must be approved by the Architectural Committee. Owners must keep all landscaping trimmed and free of weeds and trash. The association may perform landscaping at owner's expense if not done timely.
