Avalon Park Property Owners Association, Inc. (Orlando, FL) is a standard single-family home HOA governed by a declaration of covenants, conditions, and restrictions. This document is the detailed rules and regulations for the community, binding all homeowners, tenants, and guests.
- Pets: Up to 6 dogs/cats per household; no horses, cattle, pigs, goats, poultry, or other non-household pets. Pets must be leashed when outside the owner's fenced yard or designated area, and owners must clean up waste. Commercial breeding is prohibited.
- Rental restrictions: Leases must be for at least 1 year and no more than 2 years. Single-family homes may be leased to no more than 6 individuals (excluding children under 18). The owner must provide a copy of the lease and a criminal background check for each tenant to the Association at least 15 days before move-in. No transient tenants or subleases of portions of a unit are allowed.
- Vehicles & parking: Cars must be parked on driveways or legally on streets; parking on lawns, porches, or common areas is prohibited. Prohibited vehicles include trucks (except 1/2-ton or smaller pickups without camper tops), commercial vehicles with lettering, recreational vehicles, trailers, boats, and vehicles longer than 21 feet or higher than 9 feet. No unregistered or inoperable vehicles may be parked.
- Architectural review (ARC): Prior ARC approval is required for most exterior changes, including modifications to paint colors, landscaping, fences, roofing, driveways, awnings, screen enclosures, solar panels, and any new structures. Fences must be white/beige PVC, black/white aluminum, or wrought iron; backyard fences up to 6 feet, front yard fences up to 3 feet. All paint colors must be from the approved color book on file at the POA office.
- Home businesses: No trade or business may be conducted on the property unless it is not detectable from outside, complies with zoning, does not involve visitors or solicitation, and is consistent with the residential character of the community.
- Landscaping & lawns: Lawns must be kept neat, with grass no higher than 6 inches. Only St. Augustine, Bermuda, or Zoysia grass types are allowed. Landscaping must be maintained as originally installed; any changes require ARC approval. Trees: single-family homes must maintain a Live Oak in the right-of-way. Fruit trees are allowed only in rear yards.
- Enforcement & fines: The Association uses a graduated enforcement process: three written notices (14 days each) before turning the matter over to an attorney. The Association may impose specific assessments and liens for unpaid fines or costs. Reoccurring violations within 3 months may bypass the 14-day timeframe.
