What Waterford Lakes Homeowner Association's governing documents say
Waterford Lakes is a standard single-family homeowner association (HOA) in Orlando, FL. These Architectural and Landscaping Guidelines are a partial document — they supplement the full Declaration of Covenants and Restrictions (CC&Rs) and do not override it. They spell out what you need HOA approval for before changing anything on your property.
- Architectural review process: You must submit a completed change request form (available from management or online) for any exterior change or modification. The Architectural and Landscaping Committee (at least 3 members, including one Board member) reviews it and recommends approval or denial to the Board, which makes the final decision. If the committee fails to act within 30 days, approval is deemed granted automatically.
- Doors & storm doors: If you replace your front entrance door, it must be a white steel 6-panel door. Storm doors must be full-view plain glass (no decorative glass), trimmed in white, and the windowpane must be glass with aluminum, fiberglass, vinyl, or steel trim. The HOA paints/stains the exterior side of doors.
- Fencing: Privacy fences of shadow box design (treated or cedar with dog ear tops, painted building color, max 6 ft high) are allowed only in the rear — no fences on sides or front. No chain, plastic, PVC, or animal pens. The full CC&Rs (page 30) also apply.
- Parking & vehicles: No vehicles parked on grass or sidewalks. Boats, campers, trailers, RVs, buses, trucks over ½ ton, motorcycles, mini-bikes, and mopeds are not allowed on any lot or common area except in your garage or street-parked for up to 24 hours. No vehicle repairs outside the garage.
- Pets: Number/type of pets follows town ordinance, except any breed/species restrictions required by the HOA’s insurance must be communicated 45 days before taking effect. Pets outside must be on a leash or under restraint; invisible fencing and tethering are allowed only if you are present. Dog pens, runs, and animal pins are prohibited.
- Landscaping & outdoor items: Shrubs and flowers may be planted in the 36-inch plant beds without approval; trees, tree rings, and edging require approval. Outdoor storage sheds, window air conditioners, permanent fire pits, and outdoor pools/saunas are not permitted. Portable fire pits are allowed in the rear at least 15 ft from the building.
- Seasonal & temporary items: Holiday decorations may be displayed up to 30 days before and 30 days after the holiday. Garage sales may last up to 72 hours, with signs allowed 48 hours before and removed after. Moving equipment (e.g. storage pods) is allowed up to 7 days without prior approval.
- What this document doesn't cover: These guidelines do not cover HOA fees, assessments, leasing/rental rules, age restrictions, or most community-wide policies (e.g., common area rules, parking enforcement, pet limits from the town code).
