Countryside is a standard single-family homeowners association (HOA) in Westfield, Indiana. This document is the Amended and Restated Architectural Guidelines, which apply to all lot owners in the community. It explains how to get approval for exterior changes to your home and property.
- Architectural review: You must get written approval from the Architectural Control Committee (ACC) before making any exterior changes, including painting, replacing windows or doors, adding fences, decks, pergolas, playsets, pools, landscaping, or room additions. Unapproved work may result in enforcement.
- Application & approval process: Submit a written request using the official form with all required details (plot plan, photos, material samples). The ACC has 30 days to decide; if no decision is made, the request is considered denied. You can appeal a denial to the full Board within 15 days. No work may begin until approval is granted.
- Fences: Fences must be black wrought iron, black aluminum, or stained wood (dog-eared shadow box style). They cannot exceed 6 feet high (42 inches near lakes/ponds beyond 16 feet from the rear building line, unless waived for a pool). They must be at least 18 inches inside side property lines unless the neighbor consents in writing to a property-line fence. No fences on lots abutting Countryside Blvd or in easements.
- Exterior paint & siding: Siding colors are limited to specific approved palettes by neighborhood section (e.g., Silver Gray, Clay, White). Trim must match siding or be white. Garage doors must match siding or be white. Exterior doors and shutters must match each other in earth tones that fit the neighborhood. Only one siding color is allowed.
- Roofs: New or replacement shingles must be three-tab or dimensional style, with colors from an approved matrix for your neighborhood (e.g., Twilight, Brownwood, Driftwood). Colors must be harmonious with surrounding homes. Submit photos and samples.
- Windows & exterior doors: Replacement windows and doors require approval. Window trim must be white. Storm doors must match the exterior door or be a neutral color harmonious with the home. Submit photos of current and proposed items.
- Playsets, pools, landscaping & room additions: Playsets must be in the rear yard, limited to two per lot. Pools must be permanent, in-ground, and professionally installed (above-ground pools not permitted). Major landscaping changes must not affect drainage. Room additions must be custom-built (no prefabricated), match existing materials and roofline, and include architectural plans.
