Hampton Place is a single-family home subdivision in Greenfield, Indiana, governed by an HOA. The Declaration of Covenants, Conditions and Restrictions (CC&Rs) spells out the rules that all lot owners and residents must follow. - Parking & vehicles: Park only in your garage or driveway, not on streets (except temporarily). No commercial vehicles, RVs, boats, campers, or trailers are allowed unless kept inside an enclosed garage. Inoperable vehicles or those without current plates are also banned. You cannot repair vehicles outside your garage except for emergencies.
- Use restrictions: All lots are for single-family residential use only. No business, trade, or commercial activity is allowed (though working from home as an office is permitted if no customers visit). No hunting, outside burning, or noxious activities. No above-ground pools, storage sheds, satellite dishes over 36 inches, window A/C units, solar panels, or private wells/septic systems.
- Pets: No farm animals, fowl, or animals kept for commercial purposes. Pets must be kept on a leash when off your property, and you must clean up after them and prevent unreasonable disturbances.
- Fences: Fences require advance approval. Maximum height is 6 feet, except on lots bordering a lake or detention pond, where rear-yard fences are limited to 4 feet (though a 6-foot section may extend 10 feet from the rear corners of the house).
- Signs & flags: No signs are allowed without board approval, except for one standard real estate 'for sale' or 'for rent' sign no larger than 6 square feet. Flags, banners, signs, and exterior sculptures need prior committee approval.
