Brandywine is a planned community of detached single-family homes in Cary, NC, governed by a homeowners association (HOA). This declaration creates the HOA, sets out rules for property use, maintenance, and assessments, and applies to all current and future homeowners in the subdivision.
- What you own & maintain: You own your lot and home; the association maintains common areas, including stormwater facilities, open space, and any amenities. Owners are responsible for maintaining their own property and any common area easements on their lot.
- Leasing & rentals: Leases must be for at least 12 months, in writing, and include a clause binding tenants to the declaration. Owners must provide the association a copy of any lease. While a home is rented, the owner loses access to common facilities.
