What Estates at Young Landing's governing documents say
This is the bylaws document for the Estates at Young Landing Homeowners Association, Inc., a single-family HOA in Cary, NC. It governs how the association is run—meetings, voting, board structure, and officer duties—rather than day-to-day homeowner rules. It applies to all lot owners in the community.
- Meetings & voting: Annual meetings are set by the board; special meetings can be called by the president or by a petition of at least 10% of the votes. Notice must be given 10–60 days before a meeting. A quorum is 10% of the total eligible vote, and proxies are allowed (revocable, expire after 11 months).
- Board of directors: The board has at least 3 directors, expandable to 5 or 7. Directors are elected by owners, with initial staggered terms (two 2-year, one 1-year). Directors serve without compensation, and meetings are open to members except for executive sessions.
- Fines & suspensions: The board can fine or suspend use of common property, but only after written notice (at least 15 days before effective date) and a hearing if requested within 10 days. The association can recover attorney's fees for enforcement.
