What Fernwood Homeowners Association Inc's governing documents say
This is a partial amendment to the Fernwood HOA's Declaration of Covenants, Conditions, and Restrictions, a single-family home community in Cary, NC. It only changes the rules about fences, walls, hedges, and mass plantings on certain lots, so it is not a full rulebook.
- Fences, walls, and landscaping: No fence, wall, hedge, or mass planting may be built without prior approval from the Architectural Committee. On Lot 56, no fence or wall (other than a hedge or mass planting) is ever allowed. On Lots 66-74, fences are only allowed if they are black vinyl-coated chain link (or similar), no more than 5 feet high, set 10 feet inside the rear property line, not extending beyond the side of the house, and with wax myrtle bushes planted along the fence line facing Kildaire Farm Road and Fern Ridge Drive.
- What this document doesn't cover: This is only a 1997 amendment to the original declaration. It does not cover general HOA rules, assessments, leasing, pets, or other typical covenants. You need to read the original declaration and any other amendments for the full rules.
