What Jameson S Cove Homeowners Association Inc's governing documents say
Jameson's Cove is a single-family home HOA in Cary, NC, governed by a Declaration of Covenants, Conditions, and Restrictions. This document is the full rulebook for the community, binding all lot owners and occupants. It covers architectural review, leasing, pets, parking, and maintenance standards.
- What you own & maintain: You own your lot and home outright, and are responsible for all maintenance, including lawn care (grass must not exceed 8 inches), painting, and fences (must be metal). The HOA maintains common areas like entry features, stormwater facilities, and landscaping in rights-of-way.
- Architectural review: Any exterior construction, alteration, or landscaping requires prior written approval from the Architectural Control Committee (ACC). Plans must be submitted and approved within 30 days or they are deemed approved. The ACC can charge a review fee up to $125. Exterior materials are limited to brick, stone, Hardiplank, non-exposed concrete block, and cedar.
- Leasing & rentals: Lots may be leased, but leases must be for at least 12 months and in writing. The lease must include a provision binding the tenant to the Declaration and HOA rules. Owners must provide a copy of the lease to the HOA. Owners of leased lots have limited voting rights (no more than 49% weight).
- Pets: You may keep up to three common household pets (dogs, cats, etc.) per lot. Pets that are dangerous, noisy, or a nuisance must be removed. Pets must be leashed when outside a fenced area, and no commercial breeding is allowed.
- Parking & vehicles: Vehicles must be parked in the garage or driveway, not on streets. No trailers, boats, RVs, commercial vehicles, or motorcycles may be stored on a lot except in an enclosed garage for more than 48 hours. All vehicles must be properly licensed and operable.
- Use & building restrictions: Lots are for single-family, non-transient residential use only. Only one dwelling (built on-site, non-modular) plus a two-car garage and approved outbuildings are allowed. Home businesses are limited to home offices with no signs or customer visits. No firearms discharge, no subdivision of lots, and no tree removal without approval.
- Fences & landscaping: Fences require ACC approval, cannot be chain-link, metal, or barbed wire, and max height is 6 feet. Fences along thoroughfares must be uniform and may require neighbor agreement. Landscaping must be kept tidy, and no artificial vegetation or unapproved statuary is allowed.
- What this document doesn't cover: This excerpt does not include the HOA's annual assessment amounts, specific fees, or the full bylaws. It also doesn't detail the process for amending the Declaration or the exact rules for the stormwater facilities beyond maintenance responsibility.
