Lily Orchard is a single-family planned community in Cary, NC, governed by a homeowners association (HOA). This declaration of covenants applies to all lot owners and their tenants, guests, and mortgagees, and it establishes the HOA's powers, property use restrictions, architectural review, and maintenance duties.
- Who belongs to the HOA: Every lot owner is automatically a member of the Lily Orchard Homeowners Association. Each lot gets one vote, and the developer holds extra votes until all lots are sold or control is turned over.
- Use & occupancy restrictions: Lots are for single-family residential use only. All occupants must be one family, or up to three unrelated people living together. No mobile homes or manufactured housing are allowed, and any new home must have at least 2,500 square feet of heated/cooled space.

- Signs & displays: No signs are allowed on lots except for approved sale/rent signs (max 18" x 24") and political or holiday displays that follow reasonable HOA rules.
- Maintenance responsibilities: The HOA maintains common areas, roads, and entry features. Each owner must maintain their own lot, including lawn, landscaping, and exterior repairs. If you don't, the HOA can do the work and charge you, plus 12% interest.
