Lochside is a planned residential community in Durham County, NC, with both single-family detached homes and townhomes. It is governed by a master homeowners association (Lochside Master Homeowners' Association) that maintains common areas and enforces rules, while townhomes have a separate sub-association for exterior maintenance. This document is the master declaration that applies to all lots, with additional rules for townhomes in a separate declaration.
- What you own & maintain: Single-family lot owners maintain their own lot and improvements, including drainage. The association maintains common areas, private streets, and utilities. Townhome owners get exterior maintenance (roof, siding, landscaping) from the townhome association, but are responsible for windows, doors, driveways (beyond the garage door), and watering their own landscaping.
- Leasing & rentals: Owners may lease their lot only as permitted by the association's rules and regulations. Tenants have the same common area rights as owners, but owners remain responsible for assessments and rule compliance.
- Architectural review: An Architectural Control Committee (ACC) has approval authority over new construction, modifications, and alterations on lots.
