- What you own & maintain: You own your lot and detached single-family home (max 2.5 stories) plus a private garage for up to two cars. The HOA maintains common properties like private streets, landscaped rights-of-way, and any amenities. You must keep your lot neat and free of debris; the HOA can do work and charge you plus a 20% service charge if you don't.
- Assessments & fees: Annual assessments are set by the HOA board, with a maximum of $300 per lot for 1993 (amounts can change). They are due semi-annually (Jan 1 and July 1). - Fines for violations: The HOA can fine you for rule violations: $50 for first offense, $100 for second, and $100 per week for continuing violations. Fines become a lien on your property.
