What Williamsburgmanor's governing documents say
Williamsburg Manor is a single-family residential community in Cary, NC, governed by a homeowners association (HOA). This declaration sets out the rules for property use, maintenance, and assessments that apply to all lot owners. It is a standard HOA rulebook, not a condominium or rental community.
- What you own & maintain: You own your lot and dwelling. The association maintains common areas, community facilities, and the exteriors of all dwellings (including painting, roofs, gutters, and landscaping). You are responsible for the interior and any enclosed areas.
- Assessments & fees: All owners pay annual and special assessments, which are the same for each lot. Assessments are due annually unless the board allows installments. Unpaid assessments accrue interest and become a lien on the property. The association can also charge a fee for assessment certificates.
- Architectural review: Any exterior improvement or change (e.g., fences, additions, paint colors) requires written approval from the Architectural Control Committee. Plans must be submitted and approved within 45 days; construction must start within 6 months and finish within 12 months. The committee can charge a review fee.
- Use & activities: Dwellings are for private residential use only. No commercial activities, noxious trades, or nuisances are allowed. You may keep dogs, cats, or caged birds as pets, but not for commercial purposes and not if they become a nuisance. No outdoor clotheslines, antennas, or signs (except one temporary real estate sign) are allowed.
- Parking & vehicles: Owners cannot park on paved portions of joint driveways, streets, or common areas except in designated spaces or during temporary emergencies. Each lot is entitled to one parking space in a designated area.
- Leasing & rentals: You may lease your entire dwelling, but you cannot lease only a portion. Tenants have the right to use common areas and community facilities, subject to the rules.
- Party walls: Walls built on lot dividing lines are party walls. Repair and maintenance costs are shared proportionally by the owners who use the wall. If you negligently damage a party wall, you bear the full cost of protection.
- What this document doesn't cover: This excerpt does not include specific assessment dollar amounts, pet limits (beyond the general allowance), or details on community amenities. It also does not cover any age restrictions or rental minimums.
