Southwick Farm is a single-family home HOA in Clayton, NC, with covenants for Phases 1-4. These rules bind all lot owners and cover what you can build, how you use your property, and neighborhood standards. If you're buying or living here, you'll need to follow the architectural review process and various use restrictions.
- Land use & building type: Lots are for residential use only. Each lot may have one detached single-family home (max 2.5 stories), a private garage for up to 3 cars, and one approved accessory building up to 250 sq ft. No prefabricated or manufactured homes; stick-built only.

- Dwelling size & driveways: Homes must have at least 1,300 finished, heated square feet (excluding porches, garages, etc.). Driveway piping and temporary gravel driveways must be installed before construction starts.
- Fences & accessory buildings: Fences need prior written consent; hog-wire, chicken-wire, and chain-link visible from the street are not allowed. Only one detached accessory building per lot, must have a permanent foundation, and cannot be in the front yard.
- Appearance & maintenance: Keep your lot free of tall grass, trash, and debris. The HOA can clean your lot and charge you (with a lien) if you don't. Satellite dishes must be approved and not visible from the road; communication towers and brick mailboxes are prohibited.
- Vehicles & parking: No street parking; provide off-street parking. No boats, trailers, campers, commercial vehicles, or ATVs parked in front yards or visible from the street without special consent. Inoperable or unregistered vehicles cannot be visible from the road.
