- What you own & maintain: You own your townhome lot and are responsible for interior maintenance and any fenced yard areas. The association maintains common areas, private streets, and the exterior of townhomes (roofs, siding, decks, etc.), but not glass, doors, or exterior lighting.
- Assessments & fees: All owners pay annual and possible special assessments, shared equally per lot. The initial maximum annual assessment was $600 per lot (1989), with annual increases tied to the Consumer Price Index (max 12% per year) unless members approve more. Delinquent assessments accrue 8% interest and can become a lien on the property.
- Leasing & rentals: Leases must be in writing, for the entire unit, and for at least 30 days. Transient or hotel-style rentals are prohibited. Tenants must comply with the CC&Rs and HOA rules.
- Pets: Dogs, cats, and other household pets are allowed, but not for commercial purposes, and must be kept inside your townhome. No pens, runs, or pet houses are allowed on lots or common areas.
- Parking & vehicles: Park only in your garage or the space between your garage and the street. Boats, trailers, RVs, trucks, and other large vehicles cannot be parked visible from the street for more than 24 hours. Garage doors must stay closed except for entering/exiting, and garages cannot be used as living space or for mechanical work.
- Architectural review: Any exterior changes—fences, additions, paint colors, solar devices, satellite dishes—require prior written approval from the association or architectural committee. Chain-link and hog-wire fences are never approved. If no decision is made within 30 days, approval is deemed granted.
- Use restrictions: Townhomes are for single-family residential use only. No businesses, signs (except for-sale/rent signs by owner or declarant), firearms, or exterior clotheslines are allowed. Window treatments visible from outside must be white or off-white. Gardens and play equipment must be in the rear yard.
