It applies to all lot owners in the subdivision, and it establishes the HOA's authority, property rights, and maintenance obligations.
- What you own & maintain: You own your lot and the dwelling on it. The association maintains the common areas, including stormwater facilities, lakes/ponds, and common open space, and you have an easement to use them.
- Leasing & rentals: You may lease your home, but leases must be for at least 12 months, in writing, and include a clause binding the tenant to the declaration. You must provide a copy of the lease to the association.
